Searching for your dream home

Arranging a mortgage

It’s always best to have a good idea of what mortgage will be available to you and how much you can afford before you start searching for your dream home because many purchases can fall through due to the lack of adequate financing.

Solicitors & Conveyancing

Once an offer has been accepted, you and the vendor will need to arrange for a solicitor to handle the purchase and sale. The solicitor will ensure all legal requirements for the sale are met such as land registries and stamp duties, etc.


If you’re buying using a mortgage, your lender will want to conduct a survey. If it is a cash purchase, we recommend that you arrange an inspection of the property so that you know everything there is to know about the property you’re buying.

Stamp Duty

Stamp Duty Land Tax is the tax a buyer must pay to the HMRC. Even though your solicitor will most likely handle this for you and send the payment on your behalf, you should be aware of how much you will have to pay before the purchase. You can find this out from the government website.

Exchange of Contracts

Once both parties’ solicitors are happy with the survey outcomes, all enquiries are appropriately answered and a formal mortgage has been granted your solicitor will agree on a completion date and contracts will be exchanged.


Your mortgage lender will now transfer the money to your solicitor who in turn transfers it to the vendor’s solicitors. The title deeds of the property are handed over to your solicitor and you now legally own the property. You can now collect the keys from the vendor’s Estate Agent and move into your new home!”
